EstateForge is the data and tooling layer for the UAE property market — rent estimates that come from registered contracts, comps that come from DLD, developer scorecards that publish their weights, and market signals that show their working. We exist to make the UAE the most legible property market in the world.
UAE real estate has more data than almost any market its size. Almost none of it is trustworthy.
Dubai publishes one of the most detailed public property registries in the world through the Dubai Land Department. Tenancy contracts are registered with Ejari. Developers operate under RERA oversight. The raw material for a transparent market exists.
But the data most investors actually see comes from somewhere else. It comes from developer brochures, broker spreadsheets, and listing portals. The numbers in those sources are anchored to a sale, not to a fact. They tell you what someone wants the price to be, not what the market has paid.
That gap — between what’s known and what gets shown — is what EstateForge exists to close.
A platform that publishes its method.
Every number on EstateForge ships with its source, its method, and its uncertainty. Every developer scorecard publishes its weights. Every estimate carries a confidence band. Every methodology change is versioned and dated.
We’re not the only company assembling UAE property data. We’re trying to be the one that holds itself to a public standard for how that data is produced. The thesis is simple: in a market where everyone is selling something, the platform that shows its working becomes the platform investors can build on.
That’s the bet.
A note from Larry.
I spent fifteen years building software for enterprise — most of it in places where the quality of a decision was bottlenecked by the quality of the data it was made with. When I started looking at the UAE property market as an investor, I expected the data infrastructure to be the easy part. Dubai is a digital-first emirate. DLD is a serious institution. RERA is real.
What I found instead was that the public data was excellent, and almost nothing built on top of it was honest. Estimates were marketing. Scorecards were sponsorships. Comps were curated. The work of turning the public registries into something an investor could actually decide with — that work wasn’t being done. Or it was being done quietly, by people who had no reason to share it.
EstateForge is that work, done in public. I built it because I wanted it to exist for myself, and I built it on the bet that other serious investors want the same thing.
